How much does it cost to build a house?

Timber-frame construction generally costs less per square foot than concrete or steel for an equivalent house — lighter structure, faster assembly, less heavy equipment. But the real number depends on far more than square footage: wall construction system (standard frame, log, timber frame, CLT), lumber species and grade, roof complexity, foundation type, and regional material and labor pricing all move the total significantly. A flat "$X per square foot" figure is only a rough starting point for budgeting, not a number you should build a real budget around.
