Why large wooden houses are built differently

A large wooden house is mostly built in a factory. The logs or wall elements are cut, drilled and numbered with machine precision, delivered on trucks and assembled on site in a few weeks. That means the important decisions — the floor plan, the wall construction, the windows and the roof — must be settled before production. Seeing the house in 3D, and walking through it, is the cheapest moment to change your mind.

What decides the price

  • Size and shape — a compact shape costs less per m² than many corners and wings.
  • Wall construction — solid or laminated logs, timber frame or post & beam — and the wall thickness.
  • Roof and glazing — steep roofs, dormers and large windows add cost — and character.
  • Delivery level — shell kit, weather-tight shell or turnkey house.
  • Site work — foundation or basement, connections, permits and transport, usually priced separately.

Plan with your architect — or without one at first

Many buyers start by drawing the house themselves to understand the space and the cost, then bring an architect in for the permit drawings. Others already have architect plans and want them in 3D with comparable quotes. Geoniks supports both: design it yourself, or send the plans and we build the 3D model for you.

The 8 steps to a large wooden house

  1. Idea and budget — list the rooms you need and a first budget; check the planning price per m² for your country.
  2. Plot — check coverage, setbacks, floor limits, the sun and access for delivery trucks.
  3. Design in 3D — draw the house yourself, start from a ready design, or send your architect plans.
  4. Walk through it — check room sizes, light and views at eye height; change walls, windows and the roof.
  5. Price and quotes — get a planning price, then quotes from manufacturers on exactly the same design.
  6. Permit — your architect prepares the permit drawings; the Geoniks drawing set is a head start.
  7. Production — the logs or wall elements are machined and numbered in the factory.
  8. Assembly and interior — the shell goes up on site in weeks; then roof, windows, technical systems and interior.

Frequently asked questions

How do I start building a large wooden house?

Start with the plot and the budget: check what you may build on your land, then design the house in 3D and get a planning price for your country. Geoniks does all three for free and, with your consent, sends the design to log and timber house manufacturers that build in your country for real quotes.

How long does it take to build a large wooden house?

Typically 12–24 months from the first idea to moving in: design and quotes take a few months, permits depend on the municipality, factory production of the logs or wall elements often takes 2–4 months, and the shell is assembled on site in weeks rather than months. The interior work follows.

How much does a large wooden house cost per m²?

As current market ranges for turnkey houses: Switzerland from about CHF 3,400 per m² (average about CHF 4,200), Germany and Austria about €2,200–3,100 per m² (custom up to about €4,500), Finland about €2,500–3,500 per m², the United States about $250–450 per sq ft. Land, foundation, connections and permits are usually extra.

Log house, timber frame or post & beam for a large house?

All three work. Log houses give the solid-wood character; timber frame reaches very low energy use with thinner walls; post & beam allows large open spaces and big glazing. You can compare them on the same design in Geoniks — the 3D model, materials list and price follow the construction you choose.

Do I need an architect?

For a large house, usually yes — for the permit drawings and the structure. You can design the first version yourself in Geoniks and hand the drawing set (PDF and DXF) to your architect, or send your architect’s plans to us and we build them in 3D for quotes.

Is the Geoniks service free?

Yes, for home buyers. Geoniks is paid by manufacturers and licensing. Contracts and payments are directly between you and the manufacturer you choose.
