Self-build a timber frame house: design it in 3D and get quotes from manufacturers.
With Geoniks you design your timber frame or log house free in 3D in your browser — or send us a photo of your house plans and we build the 3D model. One request brings quotes from timber frame, CLT and log house manufacturers that build in your county.
Geoniks works with wooden houses only — log, timber frame and CLT homes, cabins and villas. We can’t help with concrete, steel, apartment or office buildings.

What does a timber frame house cost?
The price of a timber frame house in Ireland depends heavily on the site, the county, the system, the finish and the energy rating, and there are no reliable published prices per m² — so we don’t give an estimate. You get the real price with quotes on your own design.

Send your design or plans once — manufacturers that build in your county reply with their own price. Free and with no obligation.
What drives the price?
Kit, wind- and watertight or turnkey
The timber frame kit erected, a weathertight shell or a finished house — the totals differ a lot, so compare like with like.
Energy rating
An A-rated home needs airtightness, insulation, heat pump and ventilation; these are a large part of the cost.
Site and services
Foundations, a percolation test and wastewater treatment on rural sites, and connections to water and power vary from site to site.
Types of timber houses
Timber frame
Insulated factory-made wall panels with a block or render finish — the most common way to self-build in timber.
CLT and modular
Solid cross-laminated timber or factory-finished modules, quick to put up on site.
Log house and log cabin
Solid or laminated logs for a home, a holiday house or a garden room.

Planning, building regulations and climate in Ireland
Planning permission: A new house needs planning permission from your local authority. The county development plan and, for rural sites, local-need rules decide what you can build.
Building regulations: A timber frame house meets the Building Regulations like any home, including Part L (nearly zero energy). You lodge a commencement notice with Building Control and get a BER certificate at the end.
Climate: Wind-driven rain on the west coast calls for a good cladding or render, a ventilated cavity and timber kept dry at the base.

Do I need planning permission for a timber frame house?
Yes. A timber frame home needs planning permission from the local authority like any house, and must meet the Building Regulations, including Part L.
Can I get a mortgage for a timber frame self-build?
