It depends on size, manufacturer and season — typically 2–6 months from signing to a finished house for a prefabricated timber home. The manufacturer confirms the timeline in their quote.

You sign and pay directly with the manufacturer you choose — usually in stages: a deposit, a payment on delivery and a final payment on completion. Geoniks adds no markup.

The manufacturer or a local architect usually prepares the permit documents. The Plot Analyzer gives you a first check of what your land allows (coverage, floor area, setbacks, timber permission) before you start.

Yes. Click “Your plan → 3D” in the editor or “I want to see my own paper drawing in 3D” when creating a new project. Upload a photo (JPEG or PNG), add the area in m² and your country, and optionally a phone number.

It can take a little while because our team builds it for you. When it is ready, we email you the 3D view and price information.

Yes — any plan image works: a hand-drawn sketch, an architect’s 2D plan or a screenshot of a 3D design.

Yes. Walk mode lets you explore your design in first person — on desktop with the keyboard and mouse, and on mobile with touch controls.

Pine, spruce, larch, cedar, oak and solid log, with standard frame, log, timber frame, post & beam and CLT wall systems. You can paint walls, roof, floor and cladding separately inside and outside.

The cost calculator covers most of Europe plus the US, Canada, Australia, New Zealand and parts of the Middle East. Quote requests are accepted from any country.
