Wooden house quotes: what the price includes and how to compare offers

A price per m² says little on its own: two offers at the same price can include very different things. Here is what to check, and how to get offers on the same design.

Get real prices for your house

Send your design or plans once — manufacturers that build in your county reply with their own price. Free and with no obligation.

What affects the price

Kit, wind- and watertight or turnkey

The timber frame kit erected, a weathertight shell or a finished house — the totals differ a lot, so compare like with like.

Energy rating

An A-rated home needs airtightness, insulation, heat pump and ventilation; these are a large part of the cost.

Site and services

Foundations, a percolation test and wastewater treatment on rural sites, and connections to water and power vary from site to site.

Ask before you accept an offer

  • Which wood system and wall thickness are included?
  • Are transport and assembly included?
  • Who does the architectural and structural drawings?
  • Are electrics, plumbing and ventilation included?
  • What are the delivery time and payment schedule?
  • What does the warranty cover, and what maintenance is needed?

How it works

Design the house in 3D — or send your plans

Start from a ready-made design and change walls, windows, doors and the roof in your browser. Or upload a photo of a sketch or your architect’s drawings: we build the 3D model.

Walk through it

See rooms, light and views at eye level, and get a floor plan and a materials list.

Click “Request a quote”

Give your county, floor area, budget and timeline. Your 3D design goes with the request automatically.

Get quotes

The Geoniks team sends your request to manufacturers that build in your area. They reply with their own price and lead time — you decide.
